Why use a town planner for your development application?

The town planning discipline has become a real necessity during the development process. A town planner should be the first person to contact when planning to make an application to the council. A town planner will save you time and money and help you in facilitating the process from the beginning to the decision.

A town planner can assist you:

1. Working with you in finding the right property to purchase.

Town planners can be there to assist you in finding a property that you can further develop.

2. Meeting with the council prior to a Development Application (pre-lodgement meeting)

A town planner can be with you to discuss a proposal with council. This gives the council an opportunity to comment on the proposal, raise any potential issues and inform the applicant of any other professional reports that might be required (Eg Acoustic report, ecology report and Hydraulic plans).

3. Manage the process from Design to development approval.

The town planner can assist you with organising any external consultant reports and comment on their compliance with the relevant legislation.

4. Making a development application

A town planner will address councils codes and policies and ensure to lodge all necessary documentation.

5. Managing additional council requests

A town planner will be in contact with the council to answer any further information requests and negotiate solutions.

6. Decision Notice

When a council issues a decision notice, a town planer can review the conditions and alert you to any inconsistencies or unreasonable requests.

7. Negotiated Decision

If you are not satisfied with some conditions, in some states you can make ask the council for a negotiated decision. A town planner will negotiate with the council for you.

8. Appeals court

If you cannot obtain an approval or could not come to a resolution with the council, your town planner can help you as an expert witness.
