Which low risk development applications can be lodged using RiskSmart?
This depends on the Local Government (Council) that your development is located in and the type of development that the applicant (you) proposes. As a guidance, we are using development applications currently allowed to be lodged using RiskSmart for Brisbane City Council and Gold Coast City Council. Please check with your local council if they have a RiskSmart process and what applications permitted using RiskSmart.
In Gold Coast City Council:
- Family Accommodation;
- industrial in an Industry area ;
- multi-unit dwellings (six units or less);
- new houses and extensions in a Demolition Control Precinct;
- single unit dwellings (six units or less);
- small extensions in a shopping centre;
- subdivisions (six lots or less);
What are the benefits of submitting a development application using the RiskSmart process?
The application will usually be assessed and a decision made around one (1) week from the date the application is lodged with Council. Average waiting period for similar simple applications is 3-4 months. Some councils offer a 25% reduction in council application fees. Please check with your local council.
Who can lodge a RiskSmart application?
This depends on the council that your development is in. If you are in Brisbane, only a select number of town planning firms can lodge RiskSmart applications. If you are in Gold Coast, the Council highly recommends that the services of a professional town planner are sought in completing the RiskSmart Application Checklist, however anyone is permitted to lodge a RiskSmart application.
How much does it cost to lodge a RiskSmart application?
The costs are the same as lodging a development application with the council. However, some councils offer a 25% reduction in fees. Please confirm with your council or a town planner.
