Kit and Prefabricated Homes

Premade/kit homes are an excellent way of building your new home. These homes are usually architecturally designed and can be a cheaper alternative to a traditional home.

Premade and Kit homes can be more environmentally sustainable and are much faster to build in comparison to traditional homes. Premade and kit homes also have fewer defects, produce less waste and have lesser skill requirements because all components are premade specifically for the home.

In Australia there is a range of prefabricated homes, this article focuses on Kit homes and Premade homes.

Kit homes

These homes consist of prefabricated components of a home that are built in a factory and then delivered to the site. A builder is required to assemble the new house. Kit homes can also be built by an owner builder. Kit homes offer a wide range of designs that are not limited in size and bulk of the building. The prefabricated nature of a kit home results in a cheaper house for the owner.

When paying for a kit home the following items are usually not included:

- kitchen, bathroom and laundry finishing's;

- Transportation costs;

- Site tests and site design;

- Build costs; and

- Council Fees.

Premade homes

Premade homes are completely prefabricated in a factory and then are delivered to the site. Premade homes are usually delivered complete with kitchens, bathrooms and a laundry. Floor finishing's and paining is usually done on site. The price for premade homes includes the full factory construction.

When paying for a prefabricated home the following items are usually not included:

- Transportation costs;

- Site tests and site design; and

- Council fees.
