How to Prepare Before Calling a Town Planner

When you have a development in mind it is recommended that you contact your local council to check if you need the services of a private town planner.  If a Council officer recommends services of a private town planner here are some steps that you might find useful when making the initial call.

Step 1

Decide what you want to do with your property.

  • Do you want to subdivide your land?
  • Do you want to build house/units or commercial property?
  • Do you want advice on purchasing a property?

Step 2

Have your property address handy and if available Lot and Rp details.

  • 22 Citizen Road, Penrith
  • Lot 22 on RP645302020 (if readily available, if not your town planner will find that information for you)

Step 3

Contact a town planner and inform them of your intended proposal and give them your property details. The town planner will arrange a meeting to further discuss your proposal.

Step 4

In the time between your first contact and the meeting, your town planner will do some limited research on the property.

Step 5
At the meeting, you and the town planner will discuss the proposal and the costs of an application. At this time the town planner can arrange to provide you with  a fee proposal for the project.

Step 6

You carefully read the fee proposal and ask your town planner any questions you don’t understand.

Sign the fee proposal (contract) and the town planner will do the rest.

A town planner, wether in council or private cannot guarantee that your proposed development will be approved. However, a town planner can tell you that there is a high or low chance of an approval.
